12-Day Clear to Close & Same-Day Conditional Approval Program

Program Period

This program begins October 6th, for eligible Conventional Purchase loans registered on or after October 6th and reaching Folder Received status by 4:00 p.m. ET on December 14th, 2026. Any loan reaching Folder Received status after 4:00 p.m. ET will be deemed received on the following business day. The Same-Day Conditional Approval and 12-Business-Day Clear to Close timelines begin on the applicable received business day.

Rocket Pro wholesale broker partners: Eligibility Requirements. All requirements must be met.

Be a current Orbit partner.
Be eligible for a Same-Day Conditional Approval based on the loan structure.
Be free of any disqualifying failure reasons.
Include all documentation and conditions required for conditional approval at the time of Full Package Submission.
Have all required documentation, including but not limited to appraisal, title documentation, tax certifications, and any underwriting conditions, submitted and cleared within required promotional timelines.
Have the appraisal ordered within 24 hours of the loan reaching Folder Received status.
Have the interest rate locked for final review by 8:00 p.m. ET on the ninth (9th) business day of the applicable 12-business-day period.
Have the final loan structure, including loan amount and title holders, finalized by 8:00 p.m. ET on the ninth (9th) business day.
Have clear title and all title-related conditions satisfied by 8:00 p.m. ET on the ninth (9th) business day.
Have all tax certification requirements provided and cleared by 8:00 p.m. ET on the ninth (9th) business day.
Have subject property appraisal and all additional products reviewed and cleared by 8:00 p.m. ET on the ninth (9th) business day.

The Rocket Pro wholesale broker partner is solely responsible for timely submission of all required documentation, including, but not limited to, tax bills, proof of tax payments, appraisal documentation, title documentation, and all underwriting conditions.

If a verification of employment is required, Rocket Mortgage will make two (2) attempts to obtain the verification. If the verification is not received following the second attempt, the loan will be ineligible for this promotion.

Rocket Pro will make every commercially reasonable effort to meet the timelines outlined in this program; however, failure to do so will not entitle the broker partner to any recourse.

Corr+ Eligibility Requirements

For eligible Correspondent Conventional Purchase loans, all promotional requirements have been satisfied.

To qualify, the loan must:

Be a current Orbit partner
Be eligible for a Same-Day Conditional Approval based on the loan structure.
Be free of any disqualifying failure reasons.
Include all documentation and conditions required for conditional approval at Full Package Submission.
Have all required client, third-party, appraisal, title, tax certification, and underwriting documentation submitted and cleared within required promotional timelines.
Have the appraisal ordered within 24 hours of the loan reaching Folder Received status.
Have the interest rate locked for final review by 8:00 p.m. ET on the ninth (9th) business day.
Have the final loan structure, including loan amount and title holders, finalized by 8:00 p.m. ET on the ninth (9th) business day.
Have clear title and all title-related conditions satisfied by 8:00 p.m. ET on the ninth (9th) business day.

The Correspondent Lender is responsible for obtaining and submitting all required documentation, including tax information, tax bills, proof of tax payments, appraisal documentation, title documentation, and all underwriting conditions.

For Correspondent Assist loans requiring a verbal verification of employment performed by Rocket Mortgage, the request must be assigned to Rocket Mortgage no later than the sixth (6th) business day before the end of the applicable promotional period. Rocket Mortgage will make two (2) attempts to complete the verbal verification. Failure to obtain the required verification following the second attempt will render the loan ineligible for this promotion.

Additional Terms and Conditions

Offer is available only on eligible Conventional Purchase loans and is not available in all states or for all income types. Offer excludes FHA, VA, DSCR, Non-Agency Jumbo, Non-QM, Home Equity Loan (HEL) products, loans utilizing self-employment income, loans requiring a subordination, loans utilizing down payment assistance programs, multi-unit properties, manufactured homes, condominiums, cooperative properties, new construction properties, planned unit developments (PUDs), and borrowers owning four (4) or more real estate owned (REO) properties. Loans requiring appraisal products beyond a standard subject property appraisal may be ineligible.

Offer is not available in Alaska, Oregon, Kansas, Maine, New York, North Dakota, South Dakota, Vermont, Pennsylvania, or West Virginia.

Padlock Exchange:
Padlock Exchange is available only to eligible Rocket Pro wholesale broker partners enrolled in the Orbit program. This program allows conversion of eligible Padlock days into a pricing credit at a rate of 3 Padlock days per 1 bp (basis point) of credit, redeemable on approved products and use cases, including lock extensions, regulatory failure cures, post-lock/float-down pricing improvement, or shortage-of-funds-to-close coverage. Not available on Jumbo loan products. Only one Padlock Exchange may be used per loan. Valid on loans locked on or after October 6th, 2026. A maximum of 50 bps may be applied per loan; there is no monthly usage cap. Padlock Exchange may be used only to resolve an issue on an existing loan and is not valid as a general pricing reduction strategy. Conditions apply; refer to full program details.
